One City Square hotel and podium

83 Church Street, Parramatta

Main switchboards, generator supply, lift supply cabling and metering for the hotel and podium of a master-planned CBD precinct. Our largest current project.

One City Square is a master-planned precinct by developer JQZ on a full city block at 57 to 83 Church Street, Parramatta: several residential towers, around 22,600 square metres of commercial space, a dining and retail piazza and a 12-level hotel, under construction with completion expected in 2028.

What we did

  • Supply and installation of the hotel main switchboards (MSB 1, 2 and 3) built to the consultant single-line diagrams, with surge protection on the incoming supply
  • Generator board supply and installation, and the disconnection and removal of the temporary generators and battery bank once permanent power was live
  • Temporary builder’s supply and the changeover to permanent supply, done in-house as a Level 2 Accredited Service Provider
  • 200 amp three-phase XLPE feeders from the tower main switchboard to the hotel lifts, about 130 metres
  • Upgrading a 60 metre 185 mm² XLPE run to 240 mm² between the surge protection and the hotel tenancy main switchboard
  • Replacement of damaged 400 mm² fire-rated cable runs
  • Relocating three distribution boards across the first floor, second floor and basement to make way for a lift
  • Coordination of the EV charger scope for the car park
  • Energy metering and energy management system scope under National Construction Code Section J (J9D3) for the non-hotel areas, coordinated with the certifier ahead of occupation
  • Progress claims, variations and site coordination with the builder, consultants and switchboard manufacturer

New residence with solar, Balmain

12 North Street, Balmain

Full electrical services for a new home in a heritage conservation area, from disconnection of the old dwelling to solar and the occupation certificate.

A knock-down rebuild on a tight Balmain block under Inner West Council consent, delivered with a project builder. Sites like this need the network side handled as carefully as the house wiring: the old service must be formally disconnected before demolition, the builder needs temporary power, and the new connection has to be in place for the occupation certificate.

What we did

  • Level 2 disconnection of the existing dwelling ahead of demolition, with advice on the private pole option for the new connection
  • Electrical services contract for the new build, including the ensuite and first-floor bedroom additions during construction
  • Solar inverter installation and commissioning on completion
  • Certificates of Compliance for Electrical Work and the documentation needed for the occupation certificate, which was approved in August 2026
  • Works zone and council coordination during the build

Knock-down rebuild, Balmain East

3 Nicholson Street, Balmain East

Electrical planning for a new home on the Balmain East peninsula, coordinated with the structural, stormwater and driveway design consultants.

A rebuild on a 417 square metre block a few streets from the Darling Street wharf. Peninsula sites combine heritage streetscapes, narrow access and overhead services, so the electrical connection is designed alongside the civil and structural work rather than left to the end.

What we did

  • Electrical design input alongside the structural, stormwater and driveway consultants
  • Planning of the new service connection and switchboard location for the completed home

Queens Road, Connells Point

Level 2 power connection works for a property in the St George area, delivered to the client’s drawings with scope managed in writing.

A residential site on the Georges River side of Connells Point. Connection work here runs from the street network to the meter, which only a Level 2 Accredited Service Provider may carry out, and it has to be sequenced with the rest of the build.

What we did

Network defect notice rectification

Sydney

Two network defect notices on one property rectified, certified and closed out with the network operator’s safety defect team.

Network operators issue defect notices when the customer-side connection equipment is unsafe: private poles, service brackets, points of attachment or consumer mains. The owner is required to have the defects fixed by an accredited Level 2 contractor and to provide the compliance documentation.

What we did

  • Inspection and rectification of the defects listed in two notices on the same service
  • Certificate of Compliance for Electrical Work issued and lodged with the safety defect team so the notices could be closed

Landlord and strata compliance certificates

Sydney-wide

Smoke alarm certification and Certificates of Compliance for Electrical Work for property managers, landlords and owners corporations.

NSW landlords must have working smoke alarms checked annually and any electrical work certified. Property managers need the paperwork quickly and in a form they can file against the tenancy. We issue the certificates the same day the work is done and send them straight to the agent.

Why it works

Both sides of the meter, one contractor

On a commercial site the network connection is on the critical path: temporary supply for the builder, then permanent supply, metering and energising before occupation. Most electrical contractors have to book a separate Level 2 provider for each of those steps and wait.

We hold the contractor licence and the Level 2 accreditation, so those steps sit inside our program, not someone else’s. On One City Square that meant the changeover from generators to permanent supply was scheduled by the same crew installing the switchboards it fed.

Commercial FAQs

What size of commercial job do you take on?

From a single shop fit-out to hotel and mixed-use projects with multiple main switchboards. If the job needs more crew than we carry, we say so at quote stage rather than stretching.

Do you handle the network connection as well as the building wiring?

Yes. We are a Level 2 Accredited Service Provider (ASP No. 2360), so temporary builder’s supply, disconnections, permanent connections and energising are all done by us.

Can you work with our consultant’s drawings and switchboard manufacturer?

That is how most of our commercial work runs: single-line diagrams and layouts from the consultant, boards from a switchboard builder to those drawings, and installation and certification by us.

How do you deal with variations?

In writing, before the work. If something falls outside the agreed scope, you get a quote for it and the choice to include it now or in a later order.

Do you work out of hours for tenanted buildings?

Yes. Outages and noisy work can be scheduled early, late or on weekends to suit tenants and trading hours.
